  • Stucco and siding transitions telegraphing at module seams. Los Angeles sits on expansive clay soils in a lot of neighborhoods, from the Valley floor to parts of South LA. The ground moves seasonally, and a Dvele unit on a slab will settle differently than one on a raised foundation. When two modules shift even a few millimeters relative to each other, the exterior finish at the marriage line cracks. We repair the cause, not just the cosmetics: we check hold-downs, anchor bolts, and foundation level before we re-flash and re-finish the seam.
  • Factory MEP stub-out misalignment. Dvele’s factory installs plumbing laterals, gas lines, and electrical terminations to a spec sheet. The LA site rarely matches that spec sheet exactly. We routinely re-work plumbing stubs that land two, three, sometimes four inches off the sewer lateral, especially on older lots in Highland Park or Jefferson Park where the original lateral was hand-laid decades ago. It’s normal. It’s also the difference between a clean inspection and a failed one.
  • Anchor-bolt and hold-down hardware loosening or corroding at the foundation interface. Los Angeles is in Seismic Zone 4, and ADUs need engineered foundations with properly torqued anchors. We’ve found loose hold-downs on Dvele units that passed initial inspection because the bolts backed off during the first month of settling, and we’ve seen rust on hardware where the slab grade trapped water against the steel.
