Which Abodu Models This Applies To

Abodu’s standard studio and one-bedroom units share a common utility layout: a 100-amp subpanel landing on the unit’s exterior, a single water supply stub at 18 inches below finished grade, and a 4-inch sewer connection, though the exact setback and stub locations shift between the 340, 500, and 620 series. The 500 and 620 series add a second bathroom on some layouts, which changes the sewer demand and often pushes Los Angeles inspectors to require a larger diameter lateral than the 4-inch minimum Abodu specs. That’s a compatibility gotcha worth knowing before you dig: the factory drawing says 4-inch, but DWP and the Department of Building and Safety will sometimes call for 6-inch once fixture counts go up, and that’s a change order most prefab owners don’t see coming.

The easiest way to confirm what your unit needs is to pull the site prep addendum from your Abodu packet, specifically the utility plan sheet, and check the panel rating and the sewer stub diameter listed there. For the panel, you’re almost always looking at a 100-amp feed unless you have a mini-split heat pump, range, and EV charger, in which case we size the subpanel to 125 or 150 amps and bring the main panel up to 200. OEM versus aftermarket isn’t much of a debate for underground work; what matters is the spec, not the brand stamp, so we use Schedule 40 PVC for sewer laterals, Type K copper or PEX-A for water, and a listed outdoor-rated subpanel. The parts that fail first are almost never the pipe itself; it’s the transition fittings, the main panel bus bar in older Los Angeles homes from the 1920s through the 1970s, and the gas riser if SoCal Gas sees the pressure test.

Signs Your Abodu Site Prep & Utilities Is Failing

  • You trip the main breaker whenever the ADU runs a heavy load. This usually means the existing panel was never upgraded and you’re overdrawing the service. In Los Angeles homes built before the 1980s, we regularly see 60-amp or 100-amp mains that simply can’t carry a house and an Abodu without a 200-amp swap.
  • Water pressure drops hard when both dwellings use fixtures at once. A shared 3/4-inch supply line off a 1-inch meter might feed one house fine but choke once the ADU comes online. The fix is usually a dedicated 1-inch lateral for the unit, and it’s one of the most common Los Angeles corrections we make.
  • Sewage smell near the ADU after rain. This is often a back-pitched lateral or a joint that wasn’t bedded right, and in Los Angeles’s expansive clay soils, pipe shifts more than people expect. A failed sewer tie-in will present exactly like this, along with slow drains in the unit itself.
  • The inspector flagged the gas line or the panel. SoCal Gas requires a pressure test record, and LADBS inspectors will red-tag an under-sized panel or an unlisted subpanel without hesitation. If your first pass failed, the correction usually isn’t cosmetic; it’s a real re-work.
  • The Abodu unit has power but the outdoor outlets or irrigation system keep tripping the GFCI. That often traces back to a shared neutral or an improperly bonded panel, both of which are wiring corrections a handyman will miss and a Los Angeles electrical inspector will catch every time.
