Do I need construction experience to open a Lodgewick ADU Builders franchise?

No. We’ve trained people from sales backgrounds, military service, and property management. What you do need is a willingness to hire and lead a crew, plus the discipline to run a business where every job starts with a written price and ends with a written guarantee. We handle the technical training. You handle the local relationships.

What is the total investment to open a Lodgewick ADU Builders territory?

The total initial investment typically runs between $185,000 and $350,000, depending on your market size, whether you lease or buy equipment, and your local build-out costs. That range covers your franchise fee, initial marketing, vehicles, tools, and the working capital you’ll need while you’re building name recognition in your city. Is financing available?

Yes. Most of our franchisees combine SBA-backed loans with personal investment. How large is my territory, and is it exclusive?

Each territory is exclusive and protected. We define it by county or metro area, not by some arbitrary radius that leaves you fighting another Lodgewick truck for the same job. Your territory is yours to build. We won’t put another franchisee inside your boundaries, and we won’t sell direct to homeowners in your market from corporate.

How long is the training program?

Four weeks total. Two weeks at our headquarters covering sales systems, pricing software, The Kingswell Way, and how we work with prefab ADU manufacturers like Abodu, Cover, and Mighty Buildings. Two weeks in an operating market, riding along on real job walks, watching how a written price gets delivered before any work starts, and seeing how we handle it when something needs a return visit under the 365-Day Done Right Promise. You’re not opening until you’ve done both.

What ongoing fees or royalties do I pay?

There’s a monthly royalty based on gross revenue, plus a modest marketing fund contribution that supports national brand materials and digital presence. We don’t hide these numbers behind a discovery-day presentation. We put them in writing during the disclosure phase, just like we put every project price in writing before work starts. No percentage changes, no surprise assessments.

How long does it take to open after I sign?

Most franchisees open their doors in 90 to 120 days. That includes securing your territory, completing training, hiring your first technicians, and getting your local marketing running. The permitting relationships take the longest to build in a new market, especially in California cities where ADU regulations shift regularly. We coach you through those first city hall conversations because we’ve been through them before.

What support do I get after I’m open?

Field support visits quarterly at minimum, a dedicated operations coach you can call, pricing and estimating software, preferred vendor relationships with brands like Boxabl, Plant Prefab, Tuff Shed, and James Hardie, and the full Kingswell playbook. The same four promises that protect homeowners protect your reputation: written price, real arrival window, clean job site, written guarantee. If a repair fails inside the guarantee period, we come back and fix it at no charge. That playbook is what lets you sleep at night as an owner.
