Every ADU project at Lodgewick is priced job by job, off a free written estimate. There are no hourly rates, no plans to join, and nothing to sign up for before you know what the work costs. You get a single, specific number in writing before anyone picks up a tool. That number is the price. It doesn’t adjust when we’re standing in your driveway, and it doesn’t grow once the work is underway. For a project as significant as adding living space to your lot, knowing the full number upfront isn’t a perk – it’s the only way this should work. What a Visit Actually Costs You to Find Out

Nothing. The estimate visit is free, and it comes with no obligation to move forward. When we walk your lot, we’re looking at setbacks, access, utility connections, and how your existing structure relates to what you want to build. At the end of that visit, you get a written price that covers the full scope of the project as we’ve discussed it. You’re free to take it home, think it over, compare it, or simply say no. No pressure, no follow-up calls pushing you to commit. The estimate exists so you can make a real decision with real numbers in hand – not so we can get a foot in the door.

ADU work tends to come up in a handful of recognizable situations, and Russ Delmar hears versions of the same few conversations all the time.

Some homeowners are planning ahead. They know they want a backyard unit or a garage conversion before a family member moves in, and they’re calling six to nine months out to understand what’s realistic on their lot and at what cost. That’s the best place to start – there’s time to work through permitting, choose the right materials or prefab system, and schedule the build without rushing.

Others call because something changed quickly: a parent needs to be closer, a grown child is moving back, or a rental opportunity appeared. The timeline is shorter, and the first question is always whether it’s still doable. Usually it is. The answer depends on lot size, local rules, and what kind of structure makes sense – and we can tell you all of that at the estimate visit.

A smaller group calls after a bad experience with another contractor: a price that changed, a job that stalled, a build that never got permitted correctly. That’s a harder conversation, but an honest one. We’d rather know the full picture before we quote than find a problem after we’ve started.

Is the estimate really free?

Yes. The estimate visit costs you nothing and comes with no obligation to hire us. We walk your lot, ask the right questions, and put a written price together for the specific project you’ve described. You take that number home and decide what to do with it – there’s no charge either way.

Do you offer financing or a monthly payment plan?

No, and that’s deliberate. Lodgewick prices every project off a free written estimate – one clear number for the full job, in writing, before work starts. We don’t offer financing products, payment plans, memberships, or subscriptions. The written estimate is the pricing mechanism, and we think it’s a cleaner way to work than layering fees or interest on top of a project this size.

Can I combine two offers on the same visit?

One offer per household per visit. If you have questions about which offer applies to your specific project, the best thing to do is ask when you call – a live person will be on the line and can sort it out before we schedule anything.

Does the price change once you’re on site?

No. The written estimate is the price. If we open something up and find a condition that wasn’t visible during the estimate walk, we stop and re-quote in writing before doing anything additional – you decide whether to proceed at the new number. Nothing gets added to your invoice without your sign-off first.
