James Hardie Garage Conversion ADU: The Los Angeles Owner’s Guide
We stock and install James Hardie-compatible siding, trim, and weather-barrier materials for garage conversion ADUs throughout Los Angeles, with most replacement jobs running between $1,200 and $4,800 installed depending on the extent of the damage and the specific Hardie product line involved. Most Los Angeles homeowners discover a problem the same way: a crack in the HardiePlank lap siding near the bottom course, swollen trim boards around the garage door opening, or moisture staining where the old garage slab meets the new wall framing. Russ Delmar has walked enough of these conversions to know that the failure usually isn’t the Hardie product itself. It’s the installation details around it – flashing, clearance gaps, and weep screeds – that Los Angeles’s wet winters and intense summer UV put under real stress.

Quick answer for the impatient: if you have a James Hardie garage conversion ADU in Los Angeles and the siding, trim, or weather barrier is failing, call (254) 602-5618 for a written estimate. We’ll tell you what failed, what it’ll cost to fix, and whether the rest of the envelope is at risk.
Which James Hardie Models This Applies To
James Hardie makes three product lines you’ll find on garage conversions in Los Angeles: HardiePlank lap siding (the horizontal boards, available in 5.25-inch and 8.25-inch exposure), HardiePanel vertical siding (4×8 or 4×10 sheets, common on modern and budget-conscious ADU designs), and HardieTrim boards (the fascia, corner boards, and window trim). Each line has its own fastener schedule, expansion gap requirement, and flashing detail. They are not interchangeable.
Here’s the gotcha most owners hit: every Hardie product ships with a printed installation tolerance on the back of the warranty card, and those tolerances are tighter than what you’ll see on any other fiber cement product. HardiePlank wants a 1/8-inch gap at butt joints and a minimum 6-inch clearance from grade. HardiePanel wants blocking behind every vertical seam. If your conversion was done by a general contractor who treated Hardie like wood siding, those gaps get caulked shut or skipped entirely, and the boards absorb moisture from the Los Angeles coastal fog line all the way inland to the Valley. The product didn’t fail. The install did.
For OEM versus aftermarket: James Hardie’s own trim and siding are spec’d together for a reason. Their ColorPlus factory finish carries a 15-year limited warranty on the coating. Aftermarket fiber cement from other manufacturers can match dimensions, but the color match, the finish warranty, and the fire-rating paperwork for Los Angeles DBS submittals won’t line up the same way. If your ADU is permitted and inspected, OEM matters. If it’s an unpermitted conversion (and we see plenty in Los Angeles), you have more flexibility, but you also have an envelope that was never checked for the basics. Both scenarios come through our door weekly.
Signs Your James Hardie Garage Conversion ADU Is Failing
- Cracks running diagonally from the corners of window or door openings. This usually means the installer nailed too close to the edge of the board. Hardie’s spec calls for fasteners no closer than 3/8 inch from any edge. Anything tighter, and the board fractures under wind load or the building’s own settling.
- Swollen or crumbling HardieTrim at the garage door jamb. Water wicks up from the slab, gets behind the trim, and the trim sits there absorbing it. HardieTrim is dense, but it’s not waterproof. Without a capillary break and proper clearance, it rots from the back side out.
- Visible rust stains running down from fastener heads. That’s someone who used standard framing nails or deck screws instead of the stainless or hot-dipped galvanized fasteners Hardie requires. Los Angeles morning marine layer moisture makes short work of uncoated steel.
- Paint or ColorPlus finish peeling in sheets within three years. Factory finishes fail early when the siding was installed without the required drainage gap behind it, or when the bottom course sits too close to grade and wicks moisture constantly.
- Gaps opening at the wall-to-slab transition where the old garage floor meets new wall framing. Garage slabs in Los Angeles were poured decades ago with no vapor barrier and no leveling tolerance. When a conversion sits a framed wall on that slab, you’re inheriting every moisture issue that slab carries. If the sill seal and flashing weren’t right, you’ll see efflorescence, mold at the baseboard inside, or the bottom course of siding darkening from the bottom up.
Replacement Cost & What’s Included
In Los Angeles, plan on these installed ranges for James Hardie garage conversion ADU work:
- Replacing a few damaged HardiePlank boards (labor, material, paint match): $400 to $1,200, depending on height, access, and whether we’re matching a factory ColorPlus finish or repainting.
- Replacing a full garage door surround (HardieTrim jambs, header, flashing): $900 to $2,200, including tear-out, new flashing tape, and proper clearances.
- Full re-siding of a single-car garage conversion (roughly 350 to 500 square feet): $4,500 to $8,500, using OEM HardiePlank, new house wrap, flashing, and paint. For larger two-car conversions or those with multiple openings, the range runs $7,000 to $12,000.
- Targeted moisture remediation plus siding replacement where rot has reached framing: $2,500 to $6,000, since we’re opening the wall enough to inspect and replace damaged studs or sheathing before closing it back up.
Every Lodgewick estimate is a written, line-item price before any work starts. No change orders at the door. The labor carries our 365-Day Done Right Promise: if the repair fails within a year, we come back and make it right at no charge. That’s in writing, on every project, every time.
DIY or Call Us?
You can safely inspect a few things yourself: check the clearance between the bottom edge of your siding and the ground (you want at least 6 inches in Los Angeles’s climate), look for caulk cracking at butt joints, and verify that sprinklers aren’t spraying directly onto the wall. Those are observation tasks, and they’ll help you have a smarter conversation with whoever you hire.
What you shouldn’t do is pull off a damaged board to “take a look behind it.” Once you open a Hardie envelope on a garage conversion, you’re dealing with the building’s weather barrier, and if you don’t get it re-flashed and re-sealed correctly, you’ll turn a $600 siding repair into a $4,000 water intrusion problem. Hardie boards are also heavy, and working on a ladder with a 12-foot plank overhead is where we see homeowners get hurt. If the damage is at the bottom course, you might manage a single-board replacement with the right tools and a lot of patience. Above that, call us at (254) 602-5618 and we’ll give you a written price to do it safely.
FAQs
In Los Angeles’s climate, a properly installed HardiePlank or HardiePanel envelope lasts 30 to 50 years before the boards themselves degrade. The finish is a different story: factory ColorPlus coatings typically hold 10 to 15 years, and repainted surfaces need attention every 7 to 10 years depending on sun exposure. What fails earlier than any of that is the installation: flashing, clearance, and fastener errors show up within the first two to five years.
Small hairline cracks can sometimes be sealed and repainted if they’re not at a fastener point and the board is otherwise sound. But once you see swelling, crumbling edges, or moisture staining behind the board, replacement is the only real fix. Patching fiber cement doesn’t restore its water resistance at the failure point. We’ll tell you which situation you have when we look at it, and the estimate is free. Call (254) 602-5618 to schedule an inspection.
A targeted repair (a few boards or a door surround) is typically done in one day. A full re-side of a single-car garage conversion takes two to three days, including tear-out, any framing repairs, house wrap, siding, and paint. Larger conversions or full trim packages run three to five days. Before we start, you’ll have a written schedule with the actual arrival window, not a “sometime next week.”
We keep the most common HardiePlank exposures, HardiePanel sheets, and HardieTrim profiles in stock, along with the fasteners, flashing tape, and house wrap that go with them. If your conversion uses a less common profile or a discontinued color, we can source it through our Los Angeles supplier network, usually within a few days. We also work with Abodu, Cover, and Dvele prefab ADU systems, so if your garage conversion came from one of those manufacturers, we know what their envelope details call for.
Tell me what you need the space to do, and I’ll tell you honestly whether we can build it and what it’s going to cost.
