  • Missing or undersized grounding. Factory-built units have specific grounding requirements. A site electrician who treats it like a standard room addition will skip the required supplemental ground rod or bond the wrong point, and that’s a correction notice from LADBS.
  • Grade and drainage problems. Los Angeles may not get much rain, but when it does, flat lots with poor grading send water right under the module chassis. We see rust and moisture intrusion in units where no one bothered to establish proper fall away from the pad.
