Franchise Investment Overview
We’re pulling back the curtain on what it takes to open a Lodgewick ADU Builders territory. The numbers below are ballpark estimates based on what we’ve seen across our markets, not a legal offering. Every market’s different, and your actual investment will depend on territory size, local costs, and whether you’re starting from scratch or folding in an existing construction business. Call us at (254) 602-5618 and we’ll walk through your specific situation.
Estimated Startup Investment
| Investment Category | Estimated Range |
|---|---|
| Franchise Fee | $45,000 – $65,000 |
| Equipment & Vehicles | $35,000 – $75,000 |
| Initial Marketing | $15,000 – $30,000 |
| Working Capital (3 – 6 months) | $40,000 – $80,000 |
| Total Estimated Investment | $135,000 – $250,000 |
The low end assumes you already own a reliable truck and some basic construction tools, and you’re entering a market with moderate permit fees and lower cost of living. The high end covers a fully outfitted vehicle wrap, trailer, specialized ADU layout and measurement tools, and a territory where initial marketing costs run steeper. Working capital covers payroll, rent on a small office or co-working space, and your living expenses while you’re building a pipeline of signed projects.
What’s Included
- Brand license and territory protection. You get exclusive rights to operate under the Lodgewick name in your defined area, backed by the Kingswell reputation we’ve built since 2010.
- Initial training program. Two weeks at our headquarters covering ADU permitting workflows, the Kingswell Way of pricing and customer communication, and hands-on practice with the prefab systems you’ll be quoting, from Abodu to Boxabl to James Hardie exteriors.
- Launch marketing package. Branded materials, local digital campaign setup, and a grand-opening playbook to generate your first leads within 60 days.
- Operational systems and software. Our quoting platform, project management tools, and the exact templates we use for written estimates and the 365-Day Done Right Promise guarantee documents.
- Ongoing field and business coaching. Regular check-ins with our franchise support team on hiring, pricing discipline, and scaling your crew as project volume grows.
- Supplier and manufacturer relationships. Pre-negotiated access to our roster of established ADU brands, including Cover, Dvele, Mighty Buildings, Plant Prefab, Tuff Shed, and others, with pricing and support structures that would take years to develop independently.
Financing & Next Steps
Most of our franchise owners don’t write a check for the full amount. Third-party equipment financing commonly covers vehicles and tools, and SBA-backed lenders regularly work with service-business startups in this range. We’ve seen owners secure equipment loans at competitive rates, then use working capital for payroll and marketing while the first projects move through permitting.
Here’s how the process works. You call (254) 602-5618, and a live person picks up, 24 hours a day. We’ll send you an information kit with deeper detail on territory availability, the full training calendar, and what a typical first year looks like. If it makes sense for both sides, you’ll review official documents during the qualification process, where you’ll see exact figures for your market, not estimates.
We don’t do pressure. We’re builders, not salespeople. If Lodgewick fits your skills and your market, we’ll know it after a real conversation. If it doesn’t, we’ll say so.
