Open Markets
These states currently have protected territory available for independent operators who want to build under the Kingswell Guarantee:
- Texas – explosive suburban growth around Dallas-Fort Worth, Austin, and Houston, with state-level ADU legislation that keeps getting friendlier to homeowners
- Florida – aging-in-place demand and a massive pool of homeowners sitting on quarter-acre lots they don’t know what to do with yet
- California – the laws are already written, the permits are streamlined in most jurisdictions, and the backlog of interested homeowners is years deep
- Georgia – Atlanta’s ring counties are rewriting zoning faster than most builders can keep up
- North Carolina – Raleigh-Durham and Charlotte both rank in the top ten metros for accessory dwelling unit permit growth
- Arizona – heat-mitigated backyard units are becoming the standard solution for multigenerational families who don’t want to leave the neighborhood
- Tennessee – Nashville’s expansion has pushed home prices to where ADUs are the only affordable path for adult children and aging parents
- Ohio – Cleveland and Columbus both have active ADU pilot programs with predictable permitting timelines
- Pennsylvania – Pittsburgh’s lot sizes and Pittsburgh’s housing costs create a natural fit for small-footprint builds
- Colorado – Boulder and Denver have some of the most mature ADU ordinances in the Mountain West
- Washington – Seattle’s backyard cottage program is the model other cities copy, and the rest of the state is catching up fast
- Virginia – Northern Virginia’s land values make every square foot of backyard worth developing, and Richmond’s zoning reforms are opening new corridors

How Territories Work
A protected territory is a defined geographic area, usually a county or a cluster of contiguous zip codes, that gets assigned exclusively to one Lodgewick operator. We don’t stack operators on top of each other. We don’t sell two people the same map and let them fight it out. When you claim a territory, it’s yours to build in, market in, and own the reputation in.
The territory gets reserved in three steps. First, you call us at (254) 602-5618 and tell us where you’re looking. We’ll pull the map and tell you whether that exact area is still open. Second, if it is, we send you the territory agreement and the Franchise Disclosure Document so you can review the exact boundaries, the population count, and the competitive landscape. Third, you sign and submit your territory reservation fee. At that point, the territory comes off the market. Nobody else can claim it while you’re in due diligence.
