Home Addition Contractor Stopped Working

When a home addition contractor goes quiet mid-project, it almost always means one of three things: a cash-flow problem on their end, a permit or inspection hold they haven’t told you about, or a scheduling breakdown where your job slipped off their active roster. The work stopped, but your financial exposure didn’t. That’s the part that needs to move quickly.

Call (254) 602-5618

Whatever the cause, a stalled home addition is a genuinely serious situation. You may have an open structure exposed to weather, subcontractors who are waiting on direction, materials sitting unsecured, and a lien risk if the original contractor paid – or didn’t pay – suppliers on your behalf. Understanding which scenario you’re in determines what you do next, and how fast.

Why It Happens

The Contractor Ran Out of Money

This is the most common cause of a mid-project stoppage. A contractor who underbid the job, or who used your deposit to cover costs on another project, can simply run dry. The signs are specific: subcontractors show up asking questions you can’t answer, suppliers call you directly about unpaid invoices, or the contractor stops returning calls but doesn’t formally withdraw. If material deliveries have stopped and the job site has been untouched for more than a week, cash flow is likely the problem.

A Permit or Inspection Is Holding the Work

Home additions require permits, and those permits require inspections at defined stages – usually foundation, framing, rough mechanical, and final. If the building department fails an inspection or flags missing documentation, work has to stop legally until the issue is resolved. You can check this yourself: most jurisdictions post permit status online by address. If the permit is listed as “failed inspection” or “correction required” and your contractor hasn’t told you, that’s a communication failure on top of a compliance problem.

The Contractor Took On Too Many Jobs at Once

Scheduling overextension is quieter than a cash crisis but just as disruptive. Your contractor is still in business and still responding – just slowly, and with excuses about crews being tied up elsewhere. The tell is a pattern: short bursts of activity followed by days of nothing, promises of “we’ll be back Monday” that don’t happen, and a site that looks like it was abandoned mid-task rather than wrapped up at a logical stopping point. This usually means you’ve been deprioritized.

The Contractor Has Abandoned the Project

Contractor abandonment is less common but it happens. The signs are clear: no communication for two weeks or more, no crew, no response to written notice, and potentially a disconnected phone number. At this stage the relationship has moved from a construction problem to a legal one. You’ll need your original contract, every payment record, every written communication, and potentially advice from a construction attorney before you hire anyone new – because how you document the abandonment affects your ability to recover costs or pursue the bond.

What to Do Right Now

  • Stop making any additional payments. Until you know exactly what is happening and why, no more draws. Document the date you stopped and why.
  • Photograph the entire job site today. Every wall, every opening, every pile of materials. Date-stamped photos are evidence if this becomes a dispute. Do this before anything gets moved, weathered, or cleaned up.
  • Check your permit status online. Search your address on your local building department’s portal. Note the permit number, current status, and the date of the last inspection. Print or screenshot it.
  • Secure any open structure against weather. If framing is exposed, a tarp goes up today – not next week. Water damage to a half-built addition compounds fast. If the opening is at height or involves structural components, hire someone qualified to do the tarping safely rather than doing it yourself.
  • Gather your paperwork. Original contract, every invoice, every payment confirmation, every text or email with the contractor. Put it in one folder. If this goes further, you’ll need it.
  • Do not touch any electrical, gas, or plumbing rough-in work that the original contractor left mid-installation. Partially completed utility rough-ins can carry real hazard. Leave those systems alone and note their condition in your photos.

How We Fix It

When your local Lodgewick ADU Builders team arrives for the walkthrough, the first thing we do is an honest assessment of where the project actually stands – not where the previous contractor said it stood. We check framing, sheathing, any rough-in work, and permit status against what’s been done on site. That assessment goes into a written price before anything else happens. No verbal estimates, no ballpark figures that shift later. A written number, specific to your project, in your hand before a tool comes out.

Depending on what we find, the path forward may involve our Home Addition Contractor service to complete or correct the structural and finish work, or it may involve our ADU Builders team if the scope has shifted during the stoppage. Either way, the work is covered by our 365-Day Done Right Promise: if something isn’t right within that period, we come back and make it right – and that commitment is in writing on every project, not a verbal assurance. Most takeover projects move back into active construction within a few days of the signed agreement.
