The Promise, in One Paragraph
When Lodgewick ADU Builders finishes a job at your home, the work is covered for 365 days from the date of service. If something we built, converted, or installed doesn’t hold up the way it should, call us. We’ll schedule a return visit, we’ll look at what happened, and we’ll make it right – no charge, no argument, no paperwork chase. That commitment is written into every project before work begins. That’s The Kingswell Guarantee, and it means exactly what it says.
What’s Covered
- Our workmanship: Any structural, finishing, or installation work that Lodgewick performed on your project is covered if it fails due to how it was built.
- Parts and materials we supplied: If a material or component we sourced and installed fails within 365 days, we come back and address it.
- The return visit itself: There is no service charge, no trip fee, and no diagnostic charge for a covered return visit – the visit is part of the guarantee.
- A full re-do when a repair doesn’t hold: If we come back and the fix doesn’t stick, we don’t walk away – we keep at it until the work is right.
- Job-site cleanup after the return visit: We leave the site clean when we’re done, same as we did on the original job.
- Written confirmation of coverage: Every project receives a written guarantee before work starts, so you always know what’s protected and for how long.
What Isn’t Covered
We try to be honest about the limits. Here’s what falls outside the 365-day promise – and most homeowners would call these fair:
- Storm damage, accidents, or events outside our control: If a tree falls on the addition we built, or flood water gets into the conversion, that’s not a workmanship failure – though we’ll still come look and tell you honestly what happened.
- Work done by another contractor after we left: If someone else touched the same area and something went wrong, we can’t stand behind the outcome of their work.
- Materials or parts the homeowner supplied: We install what we supply. If a component came from the homeowner and it fails, that’s outside our coverage – but we’ll tell you upfront if we have concerns before we use it.
- Normal wear on equipment or finishes we didn’t install: Fading, settling, or surface wear on existing structures that weren’t part of our scope isn’t covered.
- Issues we flagged that weren’t approved for repair: If we pointed out a problem during the job and the homeowner decided not to address it at that time, that item isn’t covered under this promise. We document what we flagged, so there’s no he-said-she-said later.
- Cosmetic preferences that changed after completion: If the work is sound but the finish color or style isn’t what you’d choose today, that’s a new project, not a guarantee claim – and we’re happy to quote it.

How to Use the Promise

A live person answers every call, around the clock – no voicemail loop, no chatbot. Tell us you have a concern on a completed Lodgewick project and we’ll pull up the job right there on the call.
Step 2: Tell us what you’re seeing and roughly when the job was done
You don’t need a receipt, a job number, or any paperwork. We keep the job on file. A general description of the work and an approximate date is all we need to get started.
Step 3: We schedule the return visit
We’ll give you a real arrival window – the same way we handled the original job. No vague “sometime next week” – a window you can plan around.
Step 4: We make it right
Our crew comes out, assesses what happened, and fixes it. If it takes more than one visit to get it completely right, we come back again. The promise doesn’t close until the work holds.
Timing
The 365-day window starts on the date your job was completed. If you raise a concern just after the window closes, we’re not going to slam a door in your face – we’ll still come look, and we’ll be straight with you about what we find. We think that’s the right way to handle it. Each Lodgewick location is independently owned and operated, but every one runs under The Kingswell Guarantee. The promise travels with the job, wherever that job was done.
